Does one have to first zone land for residential, commercial, industrial etc BEFORE they place the ploppable buildings for them to work??

yes one of  "newbie" questions but you know it really could make a difference in my designer town,,,,I2m having a ton of fun downloading all the wonderful bats and lot people put time into --- wonderful stuff

Welcome to SC4Devotion and we don't mind newbie questions here.
Regarding ploppables, residential ones do not work whether you zone before plopping or not. They will abandon no matter what you do. Commercial and Industrial plops do work to a certain extent but will report no customers (commercial) and long freight trips (Industrial) again whether there is a zone laid down or not.
