I put a building in the upper righthand corner but in the lot preview it is down further and to the left further, the grey square box indicating where the building is is right, but in the lot it is not accurate with each other... hence making me make the lot bigger to make it look right... causing begger lots with unneeded grass base textures... if i import a building that was created by someone else it is just fine... it is exactly right (perfect location) but none of mine are that way... i ceated about 20 different things is sketch-up, saved as 3ds, imported to BAT... and none of them is accurate in Lot editor
If you are placing a building on the LOT, I believe LE goes by the size of the LODs.

That's a sign of your buildings not being centred... they are rendered off centre.
RippleJet and Rooker give good advise. I'm going to add the following.
The obvious is that the building was not centered in the X and/or Y direction. I grouped the variuos elements of this buidling together. As you can see it is in the 0.0 = X and 0.0 = Y coordinates. But is it? You should not always rely on that as I've seen many a time where the building will be shifted 1 meter to the left or right or may be a couple meters off in the Y direction. This building is a perfect example. Look at the top down view and see where the cross hairs are?! Always center but verify.

I have also seen (although not too often) that the LOD can sometimes be off kilter. In the picture below you can see that I have a LOD that is larger than the building. It's shifted right and up. But note the coordinates of the LOD. Seems to indicate that it X = 0.0 and Y = 0.0. Basically perfectly centered which it obviously is not. Now you don't have to live with the gmax LOD. In this scenario I'll simply resize the LOD and then move it left right up down until it is very close. You don't have to be nuts on the money skin tight. But be as close as you can. The building below will almost certainly not be where you think it should be when placed on a lot.

My first thought when reading your work flow is that creating a building in Sketch-up, exporting to 3DS, importing into gmax probably sets up opportunity for errors. So a careful examination of your building and its LOD before rendering is probably a good idea.
