city is in great depression HELP

so i been playin SC4 for a while now and got the hang of it and decide to built my own metropolis

for some strange reason there is no desirability for industry or commercial... but a very high for residential.. never had this problem before

so i have a huge city full of unemployed people and a couple commercial outlets.. all taxes are at 5%. and no commercial or industry wants to move in..
i build all my cities the same and never had this issue before

difficulty is on easy, i have highways connecting to other cities, taxes are all 5% power, water, police, fire and hospitals are everywhere and a mass amount of parks and recreation....

this is severely annoying me

so i have a city of 45000+ on a large scale map and things were going greate , i had amazingy high demand for commercial $$ and $$$, and i was starting to develop a road network for a Downtown i wanted to build, i wasnt paying attention to funds and went into negative and the power city next door cut me off.
i didnt realize at first that after a bit of time half my city abandoned until isaw my taxes were at little over 5000 i make..
i demolished and rebuilt (got money from the weaknesspays) all the developments. and then it screwed over my demand for commercial when the residential moved out. so most of my commercial buildings were abandoned. i tried to rebuild but i lost ALL demand for commercial and now more residence are abandoning homes for high commute times on whatever little commercial was left
the lot next to my city i made into pure industrial to try to make up for jobs, and it only helped a bit but i am still getting widespread abandonment.
how can i fix this? before the city had demands of 4000+ for commercial!!!!

check the lex for the download "Census Repository Facility, Ver. 3.1" by Ripplejet.

after installing the lot in your game, find a spot to plop it down, it will be found in the reward menues, click on it and try and get a screen shot of the report it gives. This lot will tell a lot of info about your city that can be helpful to yourself and other to help ID your particular problem.

Tis strange to have a lot of unemployed sims and no demand for IND or comercial  ()what()

Though once you start getting abnonded buildings they lower the cities land value greatly and can cause a depression if too many exist in the same area that will ripple through a city. Once the sims start running for the hills the smart and the rich are the first to hit the high road and any new sims that move in will have a much lower EQ , and until you let them run through your school system, they will not have the EQ to be able to fill high end CO jobs and demand will not return til EQ level go back up to levels, which can cause more com abandoment. It becomes vicious little circle.

Also are you using any mods ? (NAM or CAM etc)  or installed any new lots, parks  or rewards recently that post date the troubles that might be modded to affect demand ?

Also if your using any growable lots from other places, you might wanna check the stats on them. As there was a bug with the Lot Editor sometimes assigning wacky stats to them specially if the lot was originally created as a plopable and switch to growable.

Some produce 100 times more garbage and water and air pollution than what they should be. notably NDEX growables and Blam lots. If one or more of these buildings grow in your city it can cause mass abandoment. Easiest way to see if this is what is happening is to check the cities air and water pollution or garbage graphs and look for any spikes, or use the air and water views to see any large areas of red for no particular reason.

  The buildings on the LEX are now all checked with the Pim-x for proper stats.
