So I'm attempting Parks with Jobs... is this just as simple as combining a exemplar from parks with one for co/cs-$$ in the reader? I want to create a "real" city.. and with endless suburbs (think 10+ large tiles using a fused grid pattern with 1x1 houses).. and this is really the only way I can figure to get around the no job zots.

You could try to use the homejobs mod. Take a look at the STEX.
This is a mod that gives you jobs in your homes. Don't ask me how it works. But you can make endless residential areas without traffic problems and No Job zots.
Otherwise you could make CS, CO and even Ind lots with jobs that look like parks.... Just make an empty building, or use a tree model as building, and put grass and greenery instead of offices and workshops on them.

I wouldn't recommend "modding" (recplacing) one of the existing parks, instead make new lots (you can open one of the existing ones in the LE and click "Save lot As").

These should not modded like the CO/CS ploppables, this will be creating commercial jobs (reducing C demand by the amount of the jobs in the parks you plop). Instead what you want is civic jobs. For such jobs you need to add the Demand Created property. Open one of the existing civic's exemplar, like a hospital, find the Demand Created property, right-click, select Copy Property and paste it into the exemplar of your own park lot. Then modify it as you wish. There are 3 job settings there, for $, $$ and $$$ civic jobs. Also set the Amenities values (again for $/$$/$$$) to be equal to the jobs of the corresponding wealth level, eg if you have 3 $ jobs set $ Amenities to 3 as well. Of course, test ingame before saving a city with a lot like this.

These parks should have road or ped-mall access so your sims can get there.

Hope this helps

ty cogeo - that will do definitely. I should note I cheat too when it comes to the demand modifiers. I use the Turbo mod, and in the reader make the minimum demand 30-40K when I find demand collapsing for anything... I may have to do this too to get all this residential built.
