Mansions In Low Residental

Howdie Mayors, I have a problem with mansions appearing in Low Wealth Residental areas. My Question is this. Where do I need to set my "Taxes" in order to prevent Mansions from appearing in these Low Wealth Residental
areas?

I really don't like $$$ residential at all.  Most of my cities contain less than 10% $$$ res.  Anyways I set my taxes differently depending on what I want to grow at the moment.  But $$$ res. is usually very high 18%-20%.

I have my taxes in the 3 districts set at these rates when I start a city.

Residental Taxes are:

Low is set at: 8.0
Med Is Set at: 8.0
High Is Set at: 8.5

Commerical Taxes are:

Low & Medium is set at: 8.0
Med & High Is Set at...: 8.0
High Tech is Set at.....: 8.5

Indurstial Taxes are:

Farming is Set............: 8.0
Dirt Indurstial.............: 9.0
Man. Industrial...........: 8.5
High Tech Jobs...........: 8.5

Any Suggestions on these rates?

If you aren't wanting the mansions to appear at all, raise your high wealth tax up significantly like Rooker mentioned. Having it at 15+ will usually kill all demand for that type.

Another problem you are coming up with is you are providing too many services to that area. For somewhere to be low wealth, generally it needs poor health, police, medical, and school coverage, as well as no water or polluted water.

If you do want to have mansions, just not in certain areas, you could try raising your high wealth tax rate, starting the neighborhood you want to grow, then when the houses you want come up, make those historic. After you have everything you want set historic, you can return the taxes to normal.

Let me ask you this.  Do you cheat when you play the game, cause I do.  The most important thing to me is how the city looks.  I go for realism and I spend alot of money.  So I use the Radical Ordinance modd form Simtropolis.  And I get an additional $10,000 per month.  Because of this I set my taxes like this for all my cities,

R$=4%
RR$$=5.5%
RRR$$$=15%-20%

CS,CO$ and $$ less than 5%
CS,CO$$$=15% plus

Farming, I only change when I make a farming city.
Dirt=less than 5%
Man.=less 6%
High Tech=20% I hate Maxis High Tech.  I actually block high Tech with DuskTrooper's Block modd also found on Simtropolis.

As I play the game I always make the buildings I like Historical.  And as I make new areas I play with the taxes to get the buildings I want.  You need alot of patience to do this.  I do alot of bulldozing and waiting.

I hope this helps you.  What you need to remember, is that everyone has thier own playing style and you just need to find what works for you and your style.

the only cheat programs I use is the Godfather project and those parking lots that gives u simoleans everytime you 1 down. But I dont go crazy with those parking Lots. I tend to put them where they are needed most. Such
as Hospitals,Airports,Police Departments etc.... I also put a few parking lots with the Army Base. That way those
who visit the Army or live there, have a place to park. The only other cheat program I do use is the Radical Ordiance and Parking Fine. But I notice that when you have the Godfather Project enabled it's replaces the Parking
Fine.

hmmmmm, maaaaansions...........

I like mansions, however they are quite often annoying in $ residential areas. Keep the amenities away (like police, hospital, schools etc) and they don't develop. Make sure you use the "historical" box on your query dialogue, to keep the buildings you do want, otherwise they'll change and you'll have to demolish and start again.

A lot of good advise ... I don't fiddle with taxes at all. I generally keep everything the
default tax rate of 9%. Raising R$$$ will lower the demand for that type of housing in a universal way. As mentioned, mansions grow where a good mayor provides amenities. (Parks, police, water, etc.) But I can't recall ever seeing high wealth sims move into an area that does not have water. It's not that poor or medium wealth sims can live without water. I assume that they dig their own wells and septic systems. But high wealth sims apparently prefer to live in an area where benevolent mayors provide those needed facilities.

Interesting tidbit  – There was a case when I was testing the CAM (beta 5) where high wealth sims would build mansions in low wealth areas. The high wealth mansions would grow and dilapidate within the year due to a lack of schooling. That was corrected in beta 6. But I digress.
