I'm tearing my hair out on this one ..
This is how the back right extension wall should look

When I preview it, it's a mess .. I've tried changing the uv mapping every which way .. deleted it and started again but it has me beat (difficult for me to admit  :D )
Please, if you're going to get technical, I've only been batting for about a month .. LoL

hmm...

Could be a smoothing group issue. In the edit poly, select all the face, and clear all smoothing (near the bottom of the modifer panel)

Could also be a map channel ID issue.

good luck!

Hey JonM

I believe I'm seeing a sharp, what appears to be an edge, on the texture running from the lower corner of the window to the lower corner of the wall? If so? I've seen this before. The reason may be one or the other.

1. There is a dimension difference at some vertex of the wall. The cut by the window is then causing a slight faceted edge that is causing the texture to misbehave to cause a crease in the texture.

2. I've also seen this happen when I use the Boolean function to cut a window in a wall. Although I usually have to do several Boolean's before texturing becomes difficult.

The solution is to redo that specific wall. Select the wall, hide unselected which means you're only looking at that one wall. Set the grid and snap tool to 'vertex'. Use a line to trace the wall. Use a rectangle and copy the window opening. Make sure the Wall vertex's are all exact ... could be the X or Y depending. I can't tell from just looking at the perspective view. Do an edit spline then extrude. The texture should be perfect.

BTW - I like the window treatments.

Good Luck

JonM - I tried what you suggested but nothing changed, thanks for trying to help though.

Jim - remaking the wall didn't occur to me, I was trying to figure out why it happened and fix it (it's the way I learn  :D). This same wall was used before as I'm making a set of these houses, it didn't show this weird problem. Anyway, I remade the wall and all is fine now .. I did check it in wireframe before I deleted it and it looked ok but obviously wasn't. I've no idea about using the boolean to cut windows out, is that available in gmax? I just make new walls if I need a window elsewhere.
Thank you for your help
Re the window treatment, thank you. I know that most of the detail I put into these buildings will be lost in the game but it satisfies me to know that they're there .. I can dream of Simcity 5 .. LoL

FIXED!
