Your work is simply beautiful as always ! The layout of the town is so natural and realistic it's simply awesome. I like that you always have construction lots on the outskirts of the town.

The new hotel is very nice as well, quite an interesting style compared to the rest of Nesara, but it certainly adds to the city's diversity ! Great work here, my friend! :)

I really like your city journal.  Have read though it over the last few days on and off (skimmed the text, stared at pics).  I like the simple uncomplicated start, the basic starting background, the "natural growth" of which I am a big fan and the breaks to those fabulous beach shots where you have indulged a bit more in rendering the background (a real highlight).  It all adds up to great eye candy

Is virtually all the residential mattb?  Its what realy makes the town.  That last teaser aerial view is excellent &apls &apls &apls

buncheesy: Pretty much all the low density residentials are Mattb325 BATS, they are simply amazing. Natural Growth is what they are calling this playing style these days, yeah, although Im not too much caught up with the rules of it. I do plop alot of industrials and quite a few commercials, although all the residentials are grown naturally. Thank you very much for commenting :)

Connor: Thats good, because realism is what Im aiming for while letting the city grow naturally through realistic tendencies. The end result is turning out pretty good! Im trying not to force anything.

ecoba: I decided to change the hotel :( While the BAT itself is gorgeous, it just didnt seem to fit as I thought it would - I have used a new BAT for the Grand Hotel now. As for the construction sites, I try not to have development just suddenly appear, thats why I put construction site before I develop anything :)

rooker1:  Its always great to read a comment from you :) With the development of the city and its expansion comes the obvious need to expand the roads and develop new ones, and that is what the NDT is doing with Washington Avenue :)
marsh: Hehe, in all honesty, I know nothing about the specifics of an airport and what that arrow on the ground means or this one means, but I do have a general idea of how long a runway needs to be and how large a terminal should be. So I tried to portray that into my airport, and Im glad you liked it :) And BTW, your airport in your MD looks amazing :)

Note: You may notice for this update, everything seems to be going in the opposite direction. That is because I didnt do the MIRROR option in Photoshop, but this is the original direction of the town. I wanted a break from explaining everything in the opposite direction, and I think I will keep it like this. What do you guys think? Mirror or Normal?


The State of Nesara: Update Twenty-SIX

Although rumors were flying around that the Nesara Council had bought the Grand Hotel from Trinity Properties, they were ultimately unfounded as it was the hospitality department for the company that officially opened the hotel for business last Friday night.

"We were in negotiations with the governing body of Nesara for a while, as they were interested in acquiring our project and running a hotel themselves," commenting CEO of Trinity Properties, George Yards. "In the end, however, both parties decided to break off the negotiations, and we are very happy to be presenting Cedar, and Nesara, with its first five-star hotel and service."

The Grand Hotel will keep its name, after rumors also claimed that it would be called Queens Hotel, and it has received its five-star certification already. It has already become one of the most famous, if not THE most famous, building in Nesara, and with 3 restaurants and 2 bars, a favorite amongst the locals during the weekend nights.

Trinity Properties stated the hotel cost them $26 million upon completion, the type of heavy investment the Nesara Council continues to encourage in the area. It also marks the biggest investment in a single project by a company from the private sector in the history of the state.

"Trinity Properties will continue to be a pioneer and leader of development in Nesara," said Yards. "This is only the beginning. We envision great things for both the state and our company, and we envision accomplishing those things hand in hand."

Work has continued on Washington Avenue, and the Nesara Department of Transport recently stated they were ahead of schedule. The avenue continues to stretch east, while the paving has started from both the Country Road intersection, and where it meets Intersection Street, just south of the Grand Hotel.

Although the Nesara Council has not released any land for sale along Washington Avenue, they have been accepting applications from prospective buyers and developers. Widely viewed as the future of Cedar, the council is asking for $500 per square meter along the avenue, with a slow decrease in the number as the land gets further away from central Cedar. Such prices are unprecedented in Nesara, and could see the start of a new trend as land prices inside Cedar increase as the city expands.

BUSINESS IN FOCUS: Korra Ceramics


One of the first factories to open in Nesara, the company is owned by Kimberley Korra, former resident of Seattle who knows resides in Cedar full-time. The initial investment of the company was $1.7 million, and when it first opened, it employed 80 people. The company is a manufacturer of ceramic sanitary products, such as bathtubs, jacuzzis, shower rooms and cubicles, wash basins and w/cs, etc.

Nowadays, the company is estimated to be worth more than $5 million, and the number of employees has almost tripled to 220. Korra Ceramics also ranks the biggest exporter of Nesaran products, as it racked up nearly $14 million in sales (almost all through export) last year. This year, expected sales are forcasted to reach $15.5 million, and again all sales will be almost exclusively the export.

Kimberley Korra recently announced that she wanted to penetrate the growing local Nesaran market. Although the company has had plans to develop a showroom inside Cedar exclusively for their products, they have not materializes in the past. This year, however, the owner has made it one of the company's top priorities to finally open a retail showroom catering the local population.

The biggest move for Korra Ceramics this year, however, will be the long awaited opening of their new project, a tiles factory at the northern tip of Cedar. The land has been a construction site for a while now, but development has sped up recently, and the factory will be up and running before the end of the year, according to the official press release statement by Korra Ceramics.

     I realy love how your going so in-depth on random people/companies in Nesara. Hopfuly Korra Ceramics will one day be a large indistry in Nesara, with a headquarters building in a skyscraper! (Am I getting to far ahead?) You chose a great building for the hotel. Hope to see more soon!

The State of Nesara: Update Twenty-Seven

The Nesara Council has sold its first plot on Washington Avenue, it was reported last week, for an unprecedented $2.5 million. The rumored plot sold is said to be 5000 sq. meters, and the buyer is reportedly interested in opening up a retail department store to cater to the Cedar and its surroundings.

The plot is situated on the corner of Intersection Street and Washington Avenue, it is being called a terrific location for the proposed business, with easy access to the residential southern part of Cedar. It is unclear who the buyer is, but what is for sure is that the buyer does not reside in Nesara.

The Cedar International Airport was expected to have an big impact on the industrial and commercial sectors of the city, but what was not expected was the impact it had on the residential sector.

"What we are seeing is something we did not plan for," stated the director of the NDT, Bassem Safek. "We have seen a huge rise in construction on the eastern end of Cedar, and upon further analysis, we have concluded that it is the direct effect of the opening of CIA. With easy access to the rest of the country, people have been encouraged to make the move to Cedar."

Estimates have Cedar eclipsing 30,000 residents before the end of the year, and have also stated that 50,000 residents might call the city home in the very short term future.

"We have to step our game up in terms of urban planning," said Safek. "We are hard at work trying to complete the Washington Avenue before schedule, but we also have to focus on making sure we pave new streets fast enough so that the Nesara Council can sell enough plots to meet the current demand."

Eastern Cedar has proven popular with incoming residents because of the plots remain inexpensive, and the because of access to paved streets which the NDT recently completed in accordance with its plan to facilitate future growth in the city.

In a press conference held yesterday, the Nesara Council officially unveiled its plan to own and operate its own airlines, called Nesara Airlines. James Brooks, leader of the council, spoke about the plans for the airlines, stating both short term and long term goals.

"We have already placed an order for 3 Boeing 737-900, and we expect them delivered within a year. We expect to begin operations sometime next year, and we can already announce 4 definite flights: Portland, Seattle, San Francisco, and Los Angeles. However, we will not stop there - we are currently in negotiations with the authorities in Vancouver, Las Vegas, and San Diego, and we will hopefully have gotten the license to land in those airports before we start operating."

James Brooks also stated he will putting Nesara Airlines under the watch of the Nesara Department of Transportation.

"Given the role the NDT has played in developing the Cedar International Airport, it is only logical that the NDT is given the responsibility of handling the day to day activities of the airline. At the end of the day, we are working to make the standard of living the highest in the country for Nesarans, and having their own state airlines will not only give us easy access to the rest of the country, but will be a matter of pride as well."
