converting downloaded growable commercial lot into a ploppable landmarK?

i've heard about people doing this before... I downloaded a Starbucks growable commercial lot but i want to take that lot and make it ploppable... i've seen other uploads on STEX where someone downloaded a growable lot and turned it into a ploppable... with a link the the original file... which i didn't know you could do that with other peoples B.A.T.s i don't plan on doing that, i just want to plop it in my cities... so, what do i need to convert a lot to ploppable lot?

you will want the PIM X-tool program.

it can be found on the LEX and has option to convert a growable to a plopable or vice versa. instruction can be found in the readme or check the forums.
