The State of Nesara: Update Sixteen


Population: 6648


In the commercial field, the biggest industries have been construction and retail. Davidson Contracting Ltd. remains the biggest construction and development company in Nesara, and the recent completion of their Green Oaks Residences project has only cemented their status as the biggest in the area. The Green Oaks multi-million dollar project, according to the latest press statement, is "the defining standard in luxury living, with state of the art and high quality finishing combined with absolute security and privacy." All the villas in the project have been sold out, even though some are still under construction. Haiden Construction have not seen the success that Davidson Contracting has, but have slowly started taking more projects. They developed the Production Steel factory, and are currently buying up land around Cedar for future, unannounced developments.

Green Oaks Residences is a full amnesties residential compound developed by Davidson Contracting to cater to the wealthy of Nesara, as well as those looking to invest in a home in the area. Comprised of 22 luxury villas in total, the gated community also includes a state of the art out jacuzzi and heated swimming pool, as we as 24 hour security. The villas come in 2 sizes - 5 bedroom and 6 bedroom. The former has been put on the market for $400,000, while the latter is fetching approximately $550,000. All the units have been sold already, although some remain under construction.

Several retail stores have opened up on Country Road, changing the face of central Cedar. Several former residents have sold their land and homes and in turn the buyers have developed them into commercial properties. Some of have chosen to rent out or lease their developments, while others have decided to develop properties for their own businesses. Jim Calhoun's Cedar Market remains the most successful business, with daily sales averaging almost $6,000. Calhoun recently stated his business has outgrown the store it was currently in, and was looking to open a bigger branch, although the location of that is as of yet unknown.

The Bank of Nesara has been very active as of late thanks to the surge in commercial and industrial interests in Nesara. Several people have taken out loans to start their own businesses in Cedar, and with forgiving interest rates as well as the Nesara Council's relaxed laws on taxes, there have been several applications from out of Nesara for loans to open up in the area as well. The bank's chairman, Johann Nords, recently set up an investment department within the bank which would be responsible for all of the banks future direct investments, including a real estate project they are currently studying in Portland, Oregon.

Awesome update, Nedal! I like the Green Oaks concept, I'll have to keep that in mind ;D Excellent houses and interior pics! About the mosaic, it really isn't all that hard; if I can do it, I'm sure you can too ;D

Another fantastic update.
I can really see why you like those construction house set.  Your city is growing at a nice pace now.  The industrial area fits in perfectly there in the middle.  I just wonder how you will fit in another section as the town grows to a city. 
Do you have a plan or are you just doing as you go?  Will we  get to see a seaport of some kind?  If you have no plans, I would love to see your take on some water front properties. ;)

oh, i forget, did you use the lot editor for make the house construction site? it's also a great touch.

Some really nice overviews of Cedar, nedalezz. I really am liking the luxury neighbourhood (I actually think it's horrendous, but that's what makes it so great...  :D ), those are some lovely pictures of the inside, looks very fancy...

mightygoose: Thanks, actually I am going for a more Pacific Northwest  feel, lol. But you are right, it has some tropical-ness to it.
danielcote: Good eye! ;) Yes, there are some lower income small apartment blocks that were developed near the factories for out of town workers looking for cheap living spaces. Green Oaks is on the edge of the eastern part of town, just down Country Road if you look at the aerial shot to the east.
armagin: Well, it is a pretty small industrial area in a town that is surrounded by forests :) Thanks for commenting.

canyonjumper: It seems to be prevalent everywhere in the world, the whole community living thing, so I thought I would portray it in Nesara as well. I hope you liked how it turned out.
rooker1: I actually don't have a plan, I am taking it as I go. What I am doing really is trying to roleplay realism and treat it like a real town, and Nesara like a real country, complete with problems they may face and such. I actually have imaginary budgets set up for the Nesara Council and if something is too expensive, it wont get built!
planetechef: The house construction lots are actually not my work and can be found on the STEX. I believe the maker is called Weasel. They are absolutely fantastic BATs, especially for this MD :) I really am taking my time and playing the game I like to play it, and Im happy that you are enjoying it as well :)

marsh: Hehe, is it a wave pool? I downloaded some swimming pool areas off of LEX and STEX, and I thought this looked best given the setting.

And yea, that is a wave pool. You can tell by the shape of it. (I go to the Waterpark alot ()stsfd() )
